When is a 3D building survey useful?

3D scanning of existing buildings can document current conditions when designers need to understand spaces and interacting features before renovation or services coordination. Begin with the decisions the data must support rather than requesting the largest possible collection of files.

A limited task may need only a two-dimensional drawing, while complex geometry can benefit from reviewable three-dimensional data. Stating the intended use helps select the capture and processing scope and avoids paying for modelling that the project does not require.

Point clouds, drawings and models are different outputs

A point cloud represents the geometry of captured features. Producing plans, elevations and sections or building a structured model requires additional work that should be specified. The word scanning does not automatically include a full drawing set or a complete BIM model.

List the required elements, such as room extents, openings, columns or particular visible services, along with formats and target software. State exclusions and agree on how inaccessible or obscured areas will be identified in the delivery.

Plan access to the spaces

Capture coverage depends on access, furniture, equipment and operating activities. Prepare a list of floors, rooms and external areas, coordinate suitable working times with the site contact, and identify the facility's access and photography rules.

Scanning records features that can be captured under the available conditions. It does not automatically establish concealed details inside walls or above closed ceilings. If those details matter, discuss an appropriate checking method and any complementary work before agreeing the delivery.

Agree on a file-review plan

At handover, request a coverage statement, reference information and agreed formats, and confirm compatibility with the team's hardware and software. Clear floor names, space identifiers and file revisions are particularly useful when several disciplines share the data.

For a suitable quotation, provide approximate size, floor count, survey purpose and examples of desired outputs if available. Al Duhaimi Office can review the scope before selecting the workflow; buildings with different complexity and access should not be assigned one assumed duration.

Frequently asked questions

Is a BIM model automatically included?+

No. Modelling, included elements, required detail and delivery formats need an explicit agreed scope.

Will the scan show items behind walls?+

That should not be assumed. Capture documents observable geometry; concealed details require an appropriate separate verification method.

What information is needed for a quotation?+

Provide the location, approximate area, floor count, access conditions, purpose and required deliverables.
